We offer a range of Architectural and Engineering services, all of which begin with our On-Site Engineering Consultation. This process allows us to thoroughly assess your project and provide tailored recommendations for any additional services you may need. Below, you'll find details on how each service ties into the consultation and associated fees.

On-Site Engineering Consultation

Our On-Site Engineering Consultation is the gateway to all our services. During this consultation, we assess your project on-site and provide expert advice based on your needs. Whether it’s a structural assessment, load-bearing determination, or post-construction certification, many of our services can be completed during this consultation. However, additional fees may apply if further analysis or documentation is required.

• What’s Included:

  • On-site assessment and expert guidance

  • Visual inspections for structural concerns, load-bearing evaluations, and certification requirements

  • Coordination with contractors for any necessary surface opening to confirm structural conditions

Additional services that may follow the consultation:

Structural Assessment

Structural Assessments can often be completed during the On-Site Engineering Consultation. If the client requires a formal report of the findings, an additional report fee applies.

• Base Service (On-Site Consultation): Visual structural assessment

• Additional Report Fee: $200 (for a detailed written report)

• Notes: Additional fees must be paid before the final report is issued.

Load-Bearing Determination

Load-Bearing Determinations are performed during the On-Site Engineering Consultation. If a report is requested, or if beam size recommendations are needed, additional fees will apply.

• Base Service (On-Site Consultation): Visual assessment of load-bearing walls

• Additional Report Fee: $200 (for a detailed written report)

• Beam Sizing Analysis: $100 per location (for specific beam size recommendations)

• Important Note: We only assess what can be visually confirmed. Please have your contractor on-site to open any finished surfaces if necessary. Additional fees must be paid before issuing the final report.

Post-Construction Certification

Post-Construction Certifications can be completed during the On-Site Engineering Consultation; however, we will only certify what can be visually confirmed. Clients are advised to have their contractor on-site to open finished surfaces as needed. If any deficiencies are found, a follow-up consultation will be required, and additional On-Site Consultation and report fees will apply.

• Base Service (On-Site Consultation): Visual inspection for certification purposes

• Post-Visit Report Fee: $200

• Report will identify deficiencies observed on-site with recommendations for repair. This does not cover any plans for permits, if such repairs warrant permits.

• If no additional deficiencies are observed, see Certification Letter Fee.

• Follow-Up Consultations: Required if deficiencies are found during the initial consultation and have since been addressed.

• Schedule for an On-Site Consultation - $250.

• Certification Letter Fee: $200

  Note: Additional fees must be paid before issuing the certification.

Engineering Plans Review

For clients who need existing plans reviewed, our Engineering Plans Review ensures your project complies with local building codes and standards. This service results in a detailed proposal outlining any necessary updates. Should you choose to move forward with us for this service, the $250 consultation fee will be credited toward your deposit.

• Base Service: Comprehensive review of existing plans

• Deliverable: Proposal for required updates or revisions

• Credit: $250 On-Site Consultation fee applies toward the deposit.

Permit Plans for Renovation and New Construction

Our team specializes in creating architectural and structural permit plans for renovations and new construction. After the On-Site Consultation, we provide a detailed proposal based on your project’s needs. If you proceed with these services, the consultation fee is credited toward the deposit.

• Base Service: Design and development of permit plans

• Deliverable: Proposal for permit plan creation

• Credit: $250 On-Site Consultation fee applies toward the deposit.
